Free Footfall & Profit Calculator for Retail Locations

Work out whether a retail unit's rent, rates, and staff costs actually pay for themselves, and exactly how much footfall you'd need to break even. Ballpark numbers are pre-filled below; overwrite them with your own.

Your numbers

Count it yourself, or ask the landlord/local BID group
% of passers-by who actually walk in
% of walk-ins who buy something
% of revenue kept after cost of goods
Utilities, insurance, service charge, etc.

weekly passers-by needed just to break even. Stand outside and count for an hour, at the time of day and day of week that matters most. Does that number feel realistic?

Before you rely on this for a real decision: these are your own estimates, not audited figures. Peel-off and conversion rates especially are easy to guess wrong. The difference between 2% and 4% peel-off roughly doubles or halves everything downstream. If a site is close to breakeven either way, that's exactly the kind of decision worth getting a second opinion on before signing a lease.
